Process Details

Initial Consultation
- Meet with the client to discuss project goals, expectations, timeline, and budget.
- Client completes the Client Questionnaire.

Preconstruction Services Agreement
- Enter into a Preconstruction Services Agreement to assist with property due diligence, acquisition, preliminary design development, and permitting.
Property Due Diligence & Acquisition
- Evaluate the property for potential challenges and issues.
- Investigate environmental, zoning, permitting, and utility requirements.
Preliminary Design Development
- Assemble a design team that fits the project.
- Collaborate with architects, designers, surveyors, and engineers to develop the site and home’s preliminary design.
Preconstruction Permitting & Planning
- Prepare and submit all necessary preconstruction permit applications.
- Obtain approvals from local authorities.
- Contact utility companies to verify service availability.
Create Preliminary Estimate & Timeline
- Develop a preliminary project estimate and timeline in collaboration with the client.

Construction Contract
- Finalize project scope, budget, and payment terms.
- Address legal concerns and finalize contract language.
Final Design & Utilities
- Work with architects, designers, and engineers to finalize construction documents.
- Submit service requests for utilities and coordinate with subcontractors.
Project Specifications & Selections
- Assist the client in selecting materials, fixtures, and finishes.
- Procure necessary items to meet the project schedule.
Assemble Project Team
- Develop a Project Organizational Chart and update it as needed throughout the project.
Create Subcontractor Bid Packages
- Develop detailed scopes of work for subcontractors.
- Obtain and review subcontractor bids, revising as necessary.
Create Project Budget & Schedule
- Develop a detailed, line-item budget and comprehensive project schedule.
- Adjust based on client input and project requirements.
Award Subcontracts
- Issue contracts to all subcontractors.
- Obtain required insurance and permits.
- Schedule subcontractor work.
Construction
- Manage subcontractors, scheduling, and material deliveries.
- Self-perform select work as needed.
- Conduct inspections, manage budget and payments, and ensure quality assurance.
Post-Construction
- Complete any remaining work or corrections.
- Conduct a final walkthrough and handover to the client.
- Address any warranty claims as needed.
